About Me

I am a Counsel in the Real Estate team in Warsaw. I advise Polish and international clients and specialise in real estate transactions.

I have extensive expertise in real property transactions, including projects related to logistics, production, warehouses, shopping centres, office buildings, undeveloped properties designated for residential purposes, and hotels. I support Bird & Bird's clients at all stages of their business ventures, starting from due diligence verification of the project, elaborating on recommended corrective actions and limitations of legal risk factors, drawing up transactional documentation, conducting negotiations, and up to closing the transaction. I also advise during various legal stages of the development process and prepare construction contracts, agreements with architects, design agreements, and investment supervision agreements.

Supporting our clients in lease negotiations in existing office buildings and in projects under construction, I negotiate commercial terms regarding break options, various methods of carrying out fit-out works, tenant's incentives, options (reservation rights, right of first refusal) and similar rights. I am also involved in day-to-day real estate management.
Experience
  • Advising on the acquisition of logistics parks (due diligence, preparing the transactional documentation and participating in negotiations, drafting various additional agreements to ensure proper functioning of the facilities, e.g. agreements securing access to public roads and supply of required utilities and/or services).
  • Conducting negotiations (on behalf of lessees) of lease agreements related to office buildings in Warsaw, Cracow, Poznan and Katowice (negotiating letters of intent, lease agreements and collateral documentation).
  • Due diligence of a production plant operating in the oil business aimed at determining whether the plant might be separated from a larger surrounding plant complex (ensuring that it can operate autonomously).
  • Reorganisation of a well-known property development group in order to divide the group and its real estate assets between its two shareholders.
